## HOUSE RULES & GOOD NEIGHBOR POLICY

To preserve the peaceful atmosphere of Potter Farm and respect our neighbors, all guests must follow these guidelines:

- **Maximum occupancy:** 11 registered overnight guests.
- **No events or parties** without prior written approval from management. Weddings, receptions, and large gatherings are not permitted unless specifically authorized.
- **No additional guests or visitors** without prior approval. Only registered guests are permitted on the property.
- **Quiet hours:** 10 PM–8 AM. Guests must comply with all applicable Town of Conway noise ordinances.
- **No smoking or vaping** inside the farmhouse.
- **No fireworks, DJs, or amplified outdoor music.**
- **Pets:** Allowed only with prior written approval and applicable fees.
- **Waterfront safety:** Children must be supervised near the lake, dock, and boathouse. No lifeguard is provided.
- **Property care:** Please respect the historic home, furnishings, grounds, and neighboring properties.
- **Trash and wildlife:** All trash must be properly secured and disposed of according to checkout instructions.
- **Check-in and checkout:** Times and instructions will be provided before arrival. Changes require prior approval.
- **Damages and violations:** Additional charges or cancellation of the stay may apply, subject to booking-platform policies and applicable law.
